Q: Can you hold a place before I apply?
A: Once your application is complete and approved, we collect the reservation
fee within 24-hours and sign our reservation fee form via Docusign. Be prepared
to pay your reservation fee using Cashiers Check or Money Order and send
overnight to our corporate office.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: We collect the reservation fee once your application is approved.
Once the lease signed, the reservation fee is applied to the security deposit.
Upon the date of possession we collect 1-full month's rent, plus any applicable
lease signing admin fees and/or fees associated with the property. At Leading
Edge we do not collect a last month’s rent.

Q: How old do you have to be to apply?
A: You must be 18-years old. Anyone who will be residing in the house who
is 18-years old or older must complete an application.

Q: Is the deposit refundable?
A: At move out we deduct for professional carpet cleaning and lock re-keying.
The deductions are based on the cost of the services completed by the licensed vendors.

Q: You have a property I want to rent. How do I apply?
A: Read through our rental criteria and then click on the ‘apply now’ button.

Q: How do I pay rent?
A: We prefer our residents to pay rent online through the tenant portal.
If you are unable to make an online payment, please mail a check or cashier’s

Q: I want to get a pet. What do I do?
A: Please send us a message through your tenant portal and your property manager
will get in touch with you. Be prepared to communicate clearly what type of pet
you want to add to the lease including the breed and size of a dog. If the
property allows a pet, we require all tenants to create a pet profile using
this link:
https://www.petscreening.com/referral/rSUNvaWkVDys. We will require
extra deposits and/or fees and/or pet rent. Your property manager will review
the requirements for the property are you are renting from Leading Edge.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: Contact Leading Edge through your tenant portal. The remaining roommate(s)
must submit current paystubs-the most 2 recent pay stubs for the current year.
Upon approval for you to be released from the lease, a Contract Change Form will
be sent to all tenants from Docusign. An admin fee will be added to your tenant
ledger for Leading Edge to complete this service. This must be paid and the
Contract Change Form must be signed by all parties in order to remove and/or
add tenants to the existing lease. You can find more information about this process on this link:

Q: My lease expiration is coming and I want to move out. What do I do?
A: Contact Leading Edge through your portal to give written notice.
All tenants who are on the lease must give notice to vacate. WA State
Landlord Tenant Law requires tenants to give written notice to vacate no
later than 20-days before the end of the month in which the tenant is vacating.
